St. Philips are actively preparing a hybrid planning application for the redevelopment of an allocated site located to the east of Castle Street, Eccleshall for 60 residential units.

The site comprises 6.2 acres of Greenfield land within the settlement boundary of Eccleshall. In addition, the consultancy team, led by GVA, have prepared the promotional material required for the land north of the existing allocation for 20 residential dwelling.

The team have submitted a Spatial Vision Document within the Council’s latest Call for Sites which sets out how the proposals will ensure the creation of an attractive, high-quality development that celebrates the existing landscape of the site and its immediate setting. The additional land comprises 7.3 acres and will support the delivery of a Country Park and Car Park to serve the Town Centre of Eccleshall and the Country Park.

 

As part of the preparation of technical information for the sites, St. Philips have undertaken additional fluvial modelling and successfully challenged the Environmental Agency Flood Zone 1. It is anticipated that the Environment Agency will update their flood maps with the revised outlines in April/May 2018.

Engagement with the Parish Council, local community and key stakeholders is now commencing with hybrid and outline planning applications likely to be submitted in spring 2018. Determination is expected in summer 2018.
