St. Philips has secured a planning permission, subject to S106 on land previously designated as Green Belt at Monarch Green, Webheath, Redditch.

Currently in agricultural use, the 336 acre site is adjacent to the existing suburb of Webheath, just 1.5 miles from Redditch town centre.

A duplicate hybrid planning application was submitted to Bromsgrove District and Redditch Borough councils in March 2016 for the delivery of a substantial sustainable urban extension of up to 2,560 homes. Bromsgrove District Council resolved to grant planning permission subject to S106 in October 2019.

Our team carried out high level engagement with both local authorities and other statutory consultants and supported the site at examination to secure the site’s allocation, and removal from the Green Belt, as part of a cross-boundary policy.  The Bromsgrove District Plan and the Borough of Redditch Local Plan No.4 were adopted in January 2017.

The application proposes the delivery of a total of up to 2,560 homes, comprising a mix of flats and one to five bedroom family houses including affordable homes.

The proposed scheme also includes a 3-form entry first school with associated playing area and parking, provision of 130 acres open space, a mixed-use community and heath facility and retail units within a Local Centre.
